Does an ADU Add Resale Value?
The honest answer is that it usually adds value, that the amount is difficult to predict, and that several things within your control make a meaningful difference to how it gets credited.
We build these units. We are not appraisers, and we would be cautious about any builder who quotes a confident percentage return.
How Appraisers Approach It
Direct answer: Residential appraisal relies primarily on comparable sales. An appraiser looks for recently sold properties with similar characteristics and adjusts for differences. Where a market has few sales of comparable properties with accessory dwelling units, there is limited data to support an adjustment, and the credited value may fall short of construction cost even when buyers genuinely want the feature.
This is a data problem rather than a judgment about the unit’s worth. As ADUs become more common in a given market, the comparable sales accumulate and appraisals tend to reflect them more fully.
Permitted Versus Not
This is the single largest controllable factor.
Unpermitted living space is often excluded from the appraised square footage altogether. Beyond the appraisal, it creates real problems at resale: some buyers’ lenders will not finance a property with unpermitted habitable structures, which reduces your buyer pool, and disclosure obligations mean the issue surfaces regardless.
The money saved by skipping permits is very small relative to what it costs at sale. It is a poor trade in nearly every case.
What Makes a Unit Value Well
Genuine independence. A unit with its own entrance, full kitchen, full bath, and its own utilities reads as a dwelling. One that shares a kitchen or requires passage through the main house reads as a bonus room, and is valued closer to one.
Legal conformity. Built to code, permitted, and consistent with what the zoning allows. Non-conforming structures introduce uncertainty that shows up as a discount.
Quality consistent with the main house. An ADU finished substantially below the standard of the primary residence looks like a compromise. One finished to a comparable level reads as part of a coherent property.
Rental documentation. For a buyer evaluating income potential, actual lease history is more persuasive than a projection. If the unit has been rented, that record supports the value.
The Value That Is Not in the Appraisal
Appraised value is not the whole return, and for many owners it is not the main one.
A unit housing a parent may replace assisted living costs entirely. A rented unit generates income for as long as it is held, which over years can exceed the construction cost regardless of what an appraiser credits. A home office or studio has a value that does not appear in any comparable sales analysis.
If the sole purpose is maximizing resale value, an ADU is a reasonable but not exceptional investment. If it serves a use while you own the property, the calculation looks very different.
What to Do
Permit everything. The largest and cheapest lever available.
Keep the documentation. Permits, plans, inspection records, and any lease history. Hand it all to the appraiser rather than hoping they find it.
Build a real dwelling. Independent entry, kitchen, bath, and utilities.
Model the use value, not just resale. The income or the avoided cost over your holding period is usually the larger number.
An ADU built properly and permitted properly is a durable asset. The appraisal is one measure of it, and not the only one that matters.
