DIY Site Prep and Demolition for an ADU

Site work is the most expensive unknown in a Central Texas ADU budget, so it is a natural place to look for owner savings. Some of that instinct is right. Some of it produces the most expensive kind of problem, which is the kind discovered after the concrete is placed.

The Dividing Line

Direct answer: Owner site work is sensible where the task is reversible and does not affect how water moves or what lies underground. Clearing, debris removal, and non-structural demolition qualify. Grading, excavation, and anything near protected trees or buried utilities do not, because those errors are either permanent or dangerous.

Reasonable Owner Tasks

Brush and vegetation clearing. Genuinely labor-heavy, genuinely expensive to hire, genuinely hard to get wrong. Provided protected trees are identified and left alone.

Fence removal. Taking down a fence section for construction access is straightforward, and reinstalling it afterward is a normal owner job.

Debris hauling. Trailer rental and your own time against a disposal line item. Confirm what the transfer station accepts before loading.

Grading. This determines drainage for the life of the building. On expansive clay, water directed toward a foundation changes the soil moisture regime and therefore how the foundation moves. It is also frequently part of the permitted site plan, meaning it has to match what was approved.

Excavation. Beyond the obvious equipment issue, excavation near an existing structure risks undermining it, and in Round Rock it may hit rock that needs specific equipment.

Anything within a tree’s critical root zone. Well-intentioned owner clearing around a mature oak, particularly compaction from repeated equipment passes or a grade change at the trunk, kills the tree slowly enough that the cause is forgotten by the time the decline shows.
